              1. I've been seeing a lot of stuff re: waiving inspections and y'all even if you do that I am begging you to GET an inspection done so you have a big picture of what needs to be done. If you're spending $$$ you can add on another $400-800ish. (story below)

              when we bought last year, our inspection didn't turn up any dealbreakers! BUT. Radon was too high in the (finished) basement. The radon fan was 17 years old. Fairly inexpensive, easy fix! It's cool down here so we spend a LOT of time here.

            After smoking, radon is the second cause of lung cancer and in some areas -- like central PA -- it's pretty prevalent. If we hadn't had it tested and just assumed the existing system was working ok? All these hours down here would've been a health risk.

          There were a couple other things the inspector found that we fixed right off the get-go because they weren't as serious but important to not having a bigger problem later. Some we plan to get to. And others which were a "welp" and a shrug.

        (also, periodic radon screening is recommended overall and seeing how a fan could go down to abt half-capacity and the current owners notice definitely made me say "tests every few years it is!" but also now I know what a "good" reading looks like on the house's system)

      this was partly inspired by seeing a tiktok video of people who didn't get their new-built home inspected and didn't learn that the attic wasn't insulated until after a very expensive winter there??? and I was like "oh shit" but also thought about our radon thing

    example small thing ours found: flashing on the roof around a vent needed to be redone. It was all cracked up and could've easily started attic leak. (inspectors take pics! it's great!) Total non-dealbreaker, very important, quite inexpensive, could've done ourselves if handy.
